Our development pipeline and acquisition prospects are concentrated in the western United States including California, Oregon, Washington and Nevada. POSITION SUMMARY:

The Painter reports to the onsite Maintenance Supervisor and is responsible for maintaining the visual quality and appearance of the community by performing interior and exterior painting tasks. This role supports the turn process, ongoing property upkeep, and special projects to ensure a clean, well-maintained living environment for residents.

RESPONSIBILITIES:

• Perform interior and exterior painting of residential units, common areas, amenities, and building surfaces as assigned.
• Prep surfaces by washing, patching, sanding, masking, and applying primer as needed.
• Assist during unit turns by providing painting touch-ups and full repaints to prepare units for new residents.
• Maintain an inventory of paint supplies, tools, and materials; notify the Maintenance Supervisor when replenishment is required.
• Ensure paint storage areas and equipment are clean, properly labeled, and safely organized.
• Inspect completed work to ensure quality and adherence to property standards.
• Identify and report potential maintenance issues or safety concerns.
• Support other maintenance tasks as requested and collaborate with the maintenance team.
• Other duties as assigned.

QUALIFICATIONS:

• 1+ years of painting experience preferred (residential or commercial)
• Knowledge of painting techniques, surface preparation, and use of painting tools
• Ability to work independently and manage multiple tasks
• Strong attention to detail and color-matching ability
• Excellent customer service and communication skills

PHYSICAL AND ENVIROMENTAL REQUIREMENETS:

• Occasional bending, kneeling, and lifting up to 50 lbs
• Frequent sitting and occasional standing, walking, reaching
• Noise level may be moderate to high at times
