Job Summary

The Director of Real Estate will lead the Real Estate Team consisting of Real Estate Managers, Associates and Analysts and coordinate with other Development Team members to optimize Quick Quack's real estate pipeline through potential new site development opportunities in Quick Quack's new and existing markets. The primary objective of the Director of Real Estate is to align with the company's goals for growth and strategies in leading all efforts in expanding the Quick Quack brand by identifying new locations that maximize ROI. This person will be responsible for leading all real estate related activities in Quick Quack's existing markets. Critical internal customers for this position are the Operations team, company leadership and the Development Team. This position will report to the VP of Real Estate or the Chief Development Officer.

Essential Duties and Responsibilities

  • Assists in the development of the annual growth plan and strategy for new expansion for the company.
  • Leads weekly tactical meetings to plan, provide progress updates, and effectively collaborate with the real estate and legal teams.
  • Attends and guides the Real Estate Committee (REC) weekly meetings for new site proposals.
  • Works with internal and external teams to submit and present site packages for weekly REC approval.
  • Monitors and drives the flow of real estate transactions by managing and coordinating the efforts of internal and external teams, brokers and third-party resources.
  • Uses company information and Site Development Standards to develop strategic plans within markets to propose high quality development opportunities.
  • Advises Real Estate Managers (REM's) and Associates (REA's) in overseeing the network of local brokers, developers, and external partners to increase site inventory and select the highest quality real estate.
  • Oversees management of deal timeliness, property standards and budget goals alongside internal Development Team members.
  • Directs real estate team efforts to gather and analyze information relative to potential car wash locations in multiple markets.
  • Ensures accurate maintenance of an internal database of company real estate information.
  • Leads and engages in real estate contract negotiation, review, and submittal for mutual execution.
  • Reviews and advises real estate teams with real estate documents: letters of intent, purchase and sales agreements, lease agreements, option to purchase agreements, option to lease agreements, easements, crossing agreements, licenses, and covenants.
  • Partners with internal development & construction teammates to research, analyze sites and assess their feasibility relative to required zoning and entitlements.
  • Proactively identifies potential opportunities for income potential in existing real estate assets. (e.g., marketing excess real estate, pylon sign opportunities, cell towers, billboards.)
  • Manages and performs market studies including researching competitors and the real estate market to gather competitive market analysis.
  • Collaborate with internal development & construction teammates to refine process improvement, build SOP's, and perpetuate the company culture.
  • Performs other duties as assigned.

Qualifications and Requirements

  • Bachelor's degree in Land Use, Business Administration, Accounting, Real Estate, Finance, or related field.
  • 7-10 years of experience in single-tenant retail, multi-unit / multi-market site selection and real estate transaction management with a minimum of 2 years in a leadership role.
  • Extensive land/lease contract negotiation experience and capable of managing high volumes of negotiations.
  • Comprehensive understanding of legal contracts, title reports, due diligence reports and surveys.
  • Extensive Knowledge of the Commercial Retail Real Estate and retail construction industry and practices.
  • Mastery of Microsoft Office Suite and/or related software.
  • Ability to travel to real estate markets for physical site tours.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills and attention to detail.
  • This position requires approximately 15-25% travel to tour potential and existing Quick Quack locations, trade areas or markets and meeting with REM's.
  • If you are tasked to drive as a part of this role, then it is required that you have a clean driving record and a current Driver's License that is not suspended or expired.
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
